Gosh…. Paint the outside maybe? Scrape the window sills? For what and where this is it is crazy clean and seriously…. all you need are tenants.
This is a 3-1 and there is nothing weird about it. the bedrooms are smallish, but the floor plan makes sense and there is a large living room and kitchen. The coolest thing about this place is the condition. It has just been very, very well cared for. It has a new furnace, and a new roof and everything else works. It might be nice to paint the outside all one color, paint the window frames, and some landscaping would be cool, but only if you want to.
If you rent this at $725 with normal expense structure, you get about a 12.6 CAP rate on this thing. For this buy price that is mighty nice.
